Every portfolio starts with a single decision. For Citadel Crown Homes, that decision was made with more conviction than certainty — which is probably the only way any meaningful real estate story begins.

This is an honest account of how we got here: eight properties, multiple successful exits, four active short-term rentals, and one completed new construction. Not a highlight reel — a real one.

The Beginning: One Property, Many Lessons

The first acquisition was in Coventry, CT. It wasn’t a perfect deal, but it was a real one — and it taught us more about property evaluation, renovation management, and the patience required in real estate than any course or book could have. We sold it, made our return, and immediately applied everything we’d learned to the next deal.

The first property isn’t supposed to be your best deal. It’s supposed to teach you how to find your best deals.

Building the STR Portfolio

The pivot toward short-term rentals was deliberate. We saw a clear opportunity: the demand for quality, well-managed STR properties was outpacing supply, and the margin between a professionally operated unit and an average one was significant. We moved methodically — one property, learn the operations, add another, refine the system, repeat.

Four active STR units now operate under our management. Each one has a distinct guest profile, a tailored design, and a disciplined operational rhythm. None of them were instant successes — each required iteration.

The New Construction Milestone

Completing Martins Manor was a significant moment for Citadel Crown. Ground-up development is a different discipline entirely from acquisition — longer timelines, more variables, greater coordination requirements. We approached it the same way we approach everything: methodically, conservatively on cost projections, and with experienced partners at every stage. It sold, and it validated our belief that we could operate across multiple real estate disciplines.

Growth for us isn’t about scale for its own sake. It’s about building a portfolio that performs consistently, operates professionally, and creates genuine value — for our investors, our guests, and the communities where we operate.
